How CasaMejor inventory statistics are calculated

This page explains how to interpret the public CasaMejor inventory numbers shown on /inventory and exposed through the machine-readable /stats endpoint.

Purpose of the public stats

CasaMejor's detailed property search is available to registered users, but public inventory statistics help users, search engines, AI tools, and other clients verify the scale of the searchable Costa Rica real estate index without exposing the full listing database.

The public statistics are intended for inventory verification and discovery context. They are not a replacement for confirming an individual listing's current availability, price, legal status, or transaction suitability.

Field definitions

Public field Definition
total_listings Total searchable records currently reported by the public stats endpoint.
listings_for_sale Searchable records where the listing operation includes sale.
listings_for_rent Searchable records where the listing operation includes rent.
created Machine-readable timestamp for the stats snapshot.
created_text Human-readable compact timestamp string for the stats snapshot.

Counting workflow

  1. Listing records are collected into CasaMejor's search system from supported source channels.
  2. Records are normalized into searchable fields such as location, operation, price, property type, bedrooms, bathrooms, and amenities.
  3. Searchable records are indexed so users can search and filter them quickly after signing in.
  4. The public stats endpoint summarizes the current searchable index totals without exposing the full registered-user result set.
